This is our home county: when you call 954-210-7481 or request an estimate, the crew that walks your lot is based twenty minutes away.
Fort Lauderdale paving services
Every service below is performed by our own crews, not subcontracted, and scheduled around your tenants and customers — nights, weekends and phased work are normal for us on open properties. Each link goes to a page about that service in Fort Lauderdale.
- Parking lot paving and parking lot construction — new lots and full-depth replacement, including base work and drainage.
- Asphalt milling, asphalt overlay and parking lot resurfacing — a new surface at a fraction of replacement cost when the base is still sound.
- Asphalt repair, pothole repair, parking lot repair and emergency asphalt repairs — patching, crack sealing and same-week fixes when a lot becomes a hazard.
- Parking lot sealcoating with TreadCoat™, our own asphalt sealer made with recycled tire rubber (see below).
- Parking lot line striping, signage and ADA compliance — layout, restriping, accessible spaces, ramps and signage that pass inspection.
- Concrete installation and repair, concrete flatwork, concrete maintenance, curb and gutter and catch basins.
- Speed bump installation, bollards, wheel stops and EV charging station installation.
- Parking lot maintenance plans — a scheduled program of sealcoating, crack filling and restriping that keeps a lot out of the capital budget for years.
Our work in Broward County
Broward is where most of our crews are on any given day. The kinds of properties we take care of here:
- Shopping centers and retail plazas from Deerfield Beach to Hallandale Beach — phased night paving, sealcoating and restriping with stores open.
- Hospital and medical campus parking in Hollywood and Pembroke Pines — lots that never close, worked in sections.
- Technology and office parks in Deerfield Beach and Plantation, and industrial parks in Pompano Beach — heavy-duty repair, truck-court paving and ADA upgrades.
- Country club and golf course parking and cart paths in Fort Lauderdale.
- Condominium and apartment communities in Davie, Plantation, Pompano Beach and Hallandale Beach — resurfacing and sealcoat programs on a maintenance schedule.
- Broward County parks and public facilities, as a subcontractor to general contractors.
- Broward County public schools — through Pave It Forward™, we have donated more than $230,000 of parking lot work to campuses including K.C. Wright, Hollywood Hills High, McArthur High, Western High, South Plantation High and Sunshine Elementary.
We have also paved for the Super Bowl and Formula 1 — and we run the same crews on a 40-space plaza lot in Oakland Park.

Paving for South Florida’s climate
- Drainage first. Standing water is what kills a South Florida lot. Before we resurface we correct grades, repair or add catch basins and rebuild curb and gutter so water leaves the pavement.
- Sealcoat on a schedule, not when it looks bad. By the time a lot turns grey and starts raveling, the oxidation damage is done. We recommend a sealcoat cycle of roughly every two to three years, timed for the dry months.
- Work around the property. Most Broward lots can’t close. We phase sections, work nights on retail and hospitality properties, and keep tenant access and fire lanes open throughout.
TreadCoat™ — the sealer we make
TreadCoat™ is U.S. Pave’s own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to oil, UV and heat, and it dries jet black. Every lot we seal with TreadCoat takes tires out of the waste stream. Ask for it by name, or read more at treadcoat.com.
Why Broward property managers call U.S. Pave
- Local, since 2012. Headquartered at 904 NW 9th Ave, Fort Lauderdale, FL 33311 — not a branch office.
- Estimates you can take to a board. Itemized, with square footage, thicknesses and options (repair vs. overlay vs. replace) so a manager or association can make the call.
- One contractor for asphalt, concrete and striping. No coordinating three vendors on one lot.
- Licensed and insured, with our own crews and equipment.
- We give back. Pave It Forward™ donates parking lot work to Broward County public schools.
Fort Lauderdale paving questions
- How much does it cost to pave or resurface a commercial parking lot in Fort Lauderdale?
It depends on square footage, the condition of the base, and whether the lot needs repairs, a mill-and-overlay, or full replacement. A sealcoat-and-restripe program costs a fraction of an overlay, and an overlay costs a fraction of a rebuild — so we always price the options side by side, itemized by square yard and thickness. Send us the address and we'll walk the lot and give you a written estimate.
- Do you work nights and weekends on Broward County properties?
Yes. Most of the retail, medical, hospitality and multifamily lots we work on in Broward can't close, so we phase the work in sections and schedule paving, sealcoating and striping for nights or weekends when the property is quiet. Tenant access and fire lanes stay open throughout.
- Do I need a permit to repave a parking lot in Fort Lauderdale or Broward County?
It depends on the city and the scope. Routine maintenance such as sealcoating, crack sealing and restriping to the existing layout generally does not require a building permit; new construction, drainage changes, and changes to the layout or accessible parking usually do. We check the requirements for your city or unincorporated Broward before we quote and handle any permitting as part of the job.
- How often should a Fort Lauderdale parking lot be sealcoated?
Roughly every two to three years. South Florida's UV, heat and rainy season oxidize asphalt faster than almost anywhere in the country, and once a lot turns grey and starts to ravel the damage is done. A sealcoat cycle timed for the dry months, with crack filling and restriping, is the least expensive way to extend a lot's life.
- Which parts of Broward County do you serve?
All of it — Deerfield Beach, Pompano Beach and Coral Springs in the north; Fort Lauderdale, Plantation, Sunrise, Davie and Weston in the middle; Hollywood, Pembroke Pines, Miramar and Hallandale Beach in the south — plus unincorporated Broward. Our yard is at 904 NW 9th Ave in Fort Lauderdale, so a crew is never far away.
- What is TreadCoat™?
TreadCoat™ is U.S. Pave's own asphalt sealer, made with recycled tire rubber. The rubber makes the coating thicker and more resilient to oil, UV and heat, and it dries jet black. It is the sealer we use on the lots we sealcoat; you can ask for it by name.
